One Marina Gardens stands at 1, 3 and 5 Marina Gardens Lane, in District 1, as the first residential development in the 45-hectare Marina South precinct. The site sits between the Central Business District and Gardens by the Bay, with the open Singapore Strait on its seaward face. Most addresses described as being near the CBD mean a drive past several other buildings to reach it. Here, Gardens by the Bay is the immediate neighbour along the site boundary, and the CBD skyline is what the upper floors look at.

Marina South is being built under URA’s 10-Minute Neighbourhood framework, which is the planning principle that daily essentials should sit within a short walk of home rather than a drive. URA has indicated the precinct could eventually hold more than 10,000 dwelling units. The sections below cover the five dimensions that matter most for a buyer here: the neighbourhood being built around the site, transport connectivity, the community spaces planned through the precinct, the nature on the doorstep, and the shopping and dining within reach.

Marina South, a 10-Minute Neighbourhood

The Marina South Urban Design Guide sets out a mixed-use precinct where supermarkets, food courts, childcare centres and medical clinics sit along tree-lined streets and a central Pedestrian Mall, rather than being concentrated in a single mall. One Marina Gardens contributes to that ground floor directly: three retail shops, one restaurant and a childcare centre of 234.38 sqm, all fronting the planned mall, along with a public bus shelter and taxi stand on the site’s own frontage.

This is not a retrofit of an existing neighbourhood. Marina South is being planned from nothing around walking, cycling and transit, which is a different proposition from an infill launch dropped into an already-built District 1 street. It also carries a sustainability requirement that applies to the whole precinct: every development in Marina South is required to attain BCA Green Mark Platinum Super Low Energy certification. For the full project particulars and facility list, see our Project Info page.

Seamless connectivity at One Marina Gardens to Marina South MRT and the expressway network

A Covered Link Straight Into Marina South MRT

The strongest practical argument for this address is that the station connection is built into the development rather than reached from it. A covered linkway runs from the first storey of One Marina Gardens directly to the entrance of Marina South MRT Station (TE21) on the Thomson-East Coast Line, which is under construction at the time of writing. The station entrance sits within the development’s own ground floor plan, alongside the shops and the restaurant.

On the Thomson-East Coast Line, Gardens by the Bay (TE22) is one stop in one direction and Marina Bay (TE20) is one stop in the other. Marina Bay is a three-line interchange joining the North-South, Circle and Thomson-East Coast Lines, so Raffles Place is one further stop on the North-South Line and Bayfront is one further stop on the Circle Line, each with a single change. Shenton Way (TE19) is two stops without changing trains, and Orchard is reachable on the same line, directly, without a change at all.

There is a second layer of connection coming. An 800-metre underground pedestrian street is planned to link Gardens by the Bay MRT Station to Marina South MRT Station, lined with retail and dining, which puts a sheltered, air-conditioned route between the two stations and the developments between them.

For residents who drive, the Marina Coastal Expressway runs along the southern edge of the precinct, feeding the wider expressway network and the East Coast Parkway. Marina South is planned as a car-lite precinct, so the design assumption is that most trips are made on foot, by bicycle or by train, but the road access is there for those who want it.

Community Spaces

The Marina South masterplan sets out five distinct kinds of public space through the precinct. A Pedestrian Mall lined with retail and dining runs as the main spine. A Neighbourhood Street works as a community corridor with amenities at street level. Plazas and Courtyards sit within individual developments as open ground for everyday gathering. An Underground Pedestrian Link connects the developments to the two MRT stations under cover. And an Elevated Landscaped Bridge at second-storey level carries a green route across the precinct.

One Marina Gardens fronts directly onto the planned Pedestrian Mall, which is the reason its shops, restaurant and childcare centre face outward onto the street rather than inward onto the development.

These are not leftover spaces bolted on at the end. They are the connective tissue of what URA intends Marina South to be, which is a walkable downtown neighbourhood rather than a cluster of towers with car parks between them. Worth noting on timing: the precinct’s public realm is being delivered progressively alongside the developments in it, so an early resident is buying into a neighbourhood that will still be assembling around them.

Gardens by the Bay as the Site Boundary

Very few new launches in Singapore can name a national garden as their site boundary. Gardens by the Bay sits immediately adjacent to One Marina Gardens, which puts it within a walk rather than a planned outing. It also matters for what the view does over time: because Gardens by the Bay is a permanent national garden rather than a site awaiting redevelopment, an outlook toward it carries a structural permanence that most garden-view addresses cannot claim.

The wider water setting is unusual too. Marina Bay, the Marina Channel and Kallang Basin form a continuous body of water around the northern and eastern edges of the precinct, with Marina Barrage sitting across the channel. On the seaward side the outlook runs across the open Singapore Strait toward Sentosa and the Southern Islands.

The planned Elevated Landscaped Bridge will eventually connect Gardens by the Bay through to Marina South Coastal Park at second-storey level, giving a continuous green route from one park to the other. Satay by the Bay, within Gardens by the Bay itself, is a genuinely walkable hawker option.

Shopping and Dining

The retail within reach splits cleanly into two tiers. The destination tier sits around Marina Bay: The Shoppes at Marina Bay Sands, Marina Square, Suntec City, Millenia Walk, Raffles City Shopping Centre and CityLink Mall, all reached through the Marina Bay interchange one stop away. Marina Bay Sands is also expanding, with a fourth tower under a S$4.5 billion investment that will add a 15,000-seat entertainment arena to the complex.

The everyday tier is closer and more mixed. Lau Pa Sat and Maxwell Food Centre sit in the CBD within a couple of stops, Clarke Quay covers riverside dining, and Satay by the Bay is walkable through the gardens. VivoCity at HarbourFront and ION Orchard extend the range further out, both reachable on the rail network without needing a car.

Closest of all is the development’s own ground floor. Three shops, a restaurant and a childcare centre mean a share of daily errands never requires leaving the building, and the wider precinct is planned to add a supermarket and food court as it builds out.

Schools Within Driving Distance

Marina South is a new precinct with no schools inside it yet, so education access here is a question of driving rather than of the one-kilometre registration radius that matters in established estates. Approximate drive times from the site:

Radin Mas Primary School, 8 to 9 minutes.

Blangah Rise Primary School and Ngee Ann Primary School, 11 to 12 minutes.

Zhangde Primary School, 11 to 15 minutes.

Tao Nan School, 11 to 13 minutes.

River Valley Primary School, 13 to 15 minutes.

PSB Academy, 7 to 10 minutes, for tertiary study.

Drive times are indicative and depend on traffic. If school registration distance is part of your decision, verify the exact radius using MOE’s own school-finder tool rather than a drive time, since the one-kilometre and two-kilometre bands are measured as straight-line distance from the home.

What the Site Looks Onto

The two towers are set at roughly 33 degrees to the site grid rather than square to the street, which is what gives most stacks a view on two faces instead of one.

The north and west faces look toward Gardens by the Bay from both lower and upper floors, with Marina Bay Sands and the Central Business District skyline opening up from the upper floors on the western side. The southern and eastern faces look across open sea toward Sentosa and the Singapore Strait from both lower and upper floors, with East Coast and Kallang coming into view higher up. Block 5, at 44 storeys, sits roughly 50 metres taller than Block 3, so its upper stacks clear more of the precinct’s future built form.

Which specific stack gets which of those outlooks is the detail that decides a purchase, and it is set out stack by stack in our Buyer’s Guide to One Marina Gardens. For project particulars, the facilities siteplan and technical specifications, see our Project Info page.
