One Marina Gardens Project Info, Site Plan and Facilities

Complete development particulars for One Marina Gardens, the first residential launch in Singapore’s Marina South enclave.

One Marina Gardens (滨海花园一号) is a 99-year leasehold condominium at 1, 3 and 5 Marina Gardens Lane in District 1, on a lease running from 9 October 2023. It is developed by Kingsford Marina Development Pte. Ltd. (UEN 202328336N, Developer Licence C1509), a joint venture led by Kingsford Development Pte Ltd. The site covers 12,245.10 sqm, or 131,805 sqft, at a plot ratio of 5.6, on Mukim Lot TS30 Lot 00713P. Number 3 and number 5 are the two residential blocks, carrying postal codes 019916 and 019917 respectively; number 1 is the ground-floor commercial address.

The development holds 937 residential units in two towers of unequal height. Block 5 rises 44 storeys to roughly 163 metres above Singapore Height Datum, Block 3 rises 30 storeys to roughly 113.15 metres, and both are built on a floor-to-floor height of 3.15 metres. The unit mix runs across six bands from 1-Bedroom to 4-Bedroom Premium, comprising eight developer unit types and 29 individually named layouts. At street level the development contributes three shops, one restaurant and a childcare centre to the new Marina South neighbourhood. Expected vacant possession is 30 April 2029, with legal completion expected on 30 April 2032. Our Buyer’s Guide to One Marina Gardens carries the full stack-by-stack reference.

One Marina Gardens Condo Facilities Siteplan

The site plan legend numbers 52 recreational facilities across five separate levels, plus 16 ancillary items. The facilities are stacked vertically through both towers, which is why the same development carries a 50-metre lap pool at second storey and a gym on the 45th.

Level 1, the arrival level, carries three recreational items, the drop-off, a water feature and a pocket garden, alongside the development’s public-facing components. Those are the three shops, the restaurant, the childcare centre, the MRT entrance, the management office and guard house, and a bus shelter and taxi stand that serve the wider precinct rather than the development alone.

Level 2, the landscape deck, is the shared tier between the two towers and the largest single grouping, with 18 numbered facilities. It holds the 50m lap pool, a family pool, a kids’ pool, a poolside pavilion, a pool deck, a pool deck with cabanas, a spa seat, cascading waterfalls, a second water feature, a family deck, a playground, a grand lawn, a meditation lawn, a party deck, a changing room and sauna, the childcare centre and its playground, and the clubhouse. Inside the clubhouse, Function Room 1 measures 50.65 sqm, Function Rooms 2 and 3 measure 33.50 sqm each, the Kids’ Room 55.42 sqm, the Games Room 24.12 sqm and the sauna 6.6 sqm.

Block 5, Level 14 sky terrace carries 11 facilities, weighted toward quiet use: a reading corner and reading lounge, a sky lounge, a relaxation lounge, a relaxation daybed, a family lounge, a sky cabana, a hammock alcove, a sky dining and grill area, a social pod and a dryscape garden.

Block 5, Level 34 sky terrace carries a further 11, weighted toward active and social use: a sky dining lounge and grill, an outdoor gym, a play lawn, a yoga terrace, a games corner, a sky living lounge, a foot reflexology path, a pocket garden, a meeting lounge, a dryscape garden and a chess garden.

Block 5, Level 45 sky garden is the highest facility level in the development, sitting one storey above the topmost residential floor. It holds four facilities: a 74.72 sqm sky gym, a 74.72 sqm sky lounge, a social terrace and a viewing deck.

Block 3, Level 31 sky garden mirrors that arrangement on the shorter tower, again one storey above its topmost residential floor, with five facilities: Function Room 1 at 42.09 sqm, Function Room 2 at 42.59 sqm, a dining lounge, a viewing deck and a sky viewing pod.

Parking runs to 445 lots across Level 1, Basement 1 and Basement 2. That total comprises 4 accessible lots, 13 lots serving the commercial units, and 67 lots provisioned for electric vehicles, of which 9 are charger-equipped and 58 are EV-ready for chargers to be added later.

Maintenance for all of the above is charged on share value at $59.00 per share. That works out at $295.00 a month at share value 5, $354.00 at share value 6, $413.00 at share value 7 and $472.00 at share value 8. The One Marina Gardens price page sets out which unit types fall into which share value band.

On sustainability, every development in the Marina South precinct is required to attain BCA Green Mark Platinum Super Low Energy certification. That is a planning requirement placed on the precinct.

Fittings and Appliances at One Marina Gardens

The brand set at One Marina Gardens does not change by tower or by unit type. Every unit receives SMEG kitchen appliances, KOHLER wares and fittings, an Englefield kitchen sink and Cosentino quartz countertops. What changes between bands is the model of hob, oven and fridge freezer, and it does not track bedroom count in the way most buyers assume: the 3-Bedroom Dual Key is specified alongside the 1-Bedroom and 2-Bedroom units rather than alongside the other 3-Bedroom types.

Common to every unit type are a SMEG cooker hood and a free-standing washer cum dryer, a KOHLER wash basin, wall-hung water closet, basin mixer, shower mixer set and kitchen mixer, an Englefield kitchen sink, and Cosentino quartz vanity and kitchen tops. The overhead shower is provided in the master bathroom only, and that holds across all five bands rather than being a premium-only item.

1-Bedroom, 2-Bedroom and 3-Bedroom Dual Key units are specified with a two-zone induction hob, a built-in oven with traditional knob control, and a 60cm free-standing fridge freezer.

3-Bedroom and 3-Bedroom Premium units step up to a three-zone gas hob, a built-in oven with digital panel control, and a 70cm free-standing fridge freezer.

4-Bedroom Premium units take the same three-zone gas hob and digital panel oven, and are the only type in the development fitted with a 90cm side-by-side free-standing fridge freezer.

Kitchen configuration varies within the bands as well. Standard 2-Bedroom types are drawn with an enclosable kitchen alcove separated from the dining space, the 2-Bedroom + Study with an L-shaped kitchen, and every 2-Bedroom Household Shelter type with an enclosed kitchen. The 3-Bedroom Premium and 4-Bedroom Premium types are drawn with a wet kitchen giving direct access to a yard, a WC and the household shelter, plus a walk-in wardrobe provision in the master bedroom. The 4-Bedroom Premium is the only unit type with a junior master bedroom and its own attached bathroom.

A word on the Household Shelter, because the naming causes more confusion than anything else on this development. The “HS” in 2-Bedroom HS marks the 2-Bedroom variants that include a household shelter within the layout. It does not mean those are the only units that have one: the 3-Bedroom, 3-Bedroom Premium and 4-Bedroom Premium layouts all include a household shelter as well, in most cases positioned off the kitchen. The 2-Bedroom HS types also run slightly larger than the standard 2-Bedroom types as a result, at 689 to 732 sqft against 646 to 667 sqft.

One point on stated areas that affects any psf comparison. Every floor plan marks its air-conditioner ledges and reinforced concrete ledges as non-strata, so those areas sit outside the figures quoted for each unit. Sizes at One Marina Gardens are therefore post-harmonisation figures and are not directly comparable with older stock whose quoted areas absorbed ledges, planters and bay windows. Full appliance and finish detail by unit type is in our Buyer’s Guide to One Marina Gardens.

One Marina Gardens Unit Distribution Chart

The unit distribution chart maps all 27 stacks across the two blocks and shows which floors carry which unit type, which is what you need if you are working out which stacks face Gardens by the Bay, which face the open sea, and which look onto the pool deck. Block 3 runs stacks 01 to 14 over residential levels 2 to 30, with its sky garden on level 31. Block 5 runs stacks 15 to 27 over residential levels 2 to 44, with sky terraces on levels 14 and 34 and its sky garden on level 45. The full stack-by-stack view orientation breakdown is set out in table form in our Buyer’s Guide.

The chart contains four irregularities that are real and not misprints, and they are worth understanding before you read a stack column.

Two stacks start above the podium. Stack 09 in Block 3 and stack 19 in Block 5 have no level 2 unit, so their columns begin at level 3. On the chart this reads as a blank cell rather than an absence, which is easy to misread as a printing gap.

Two stacks change unit type partway up. Stack 26 carries a 2BR5 at level 2 and then runs 2BR2 from level 3 to the top. Stack 27 carries a 1BR5 at level 2 and then runs 2BR3 above it. In both cases the level 2 unit is a different type from everything above it, not a mislabelled cell.

Two Block 5 floors carry no homes at all. Levels 14 and 34 are given over entirely to sky terraces, which is why the Block 5 columns show two full-width breaks. Block 5 therefore has 43 numbered residential levels but only 41 that contain units.

Level 2 units are patio units. Where a stack has a level 2 unit, that unit is a PES variant with private enclosed space, and it is drawn separately from the typical-floor plan for the same stack. The 3-Bedroom Premium P2 plan, for instance, schedules its level 2 unit as 3BRP2 PES apart from the #03 to #44 run above it.

Those irregularities are also what make the arithmetic close. Block 3 gives 14 stacks over 29 residential levels, less the missing level 2 unit in stack 09, for 405 units. Block 5 gives 13 stacks over 41 residential levels, less the missing level 2 unit in stack 19, for 532. Together that is 937, which matches the development total exactly.
