Understanding post-harmonisation pricing

URA’s harmonised floor area definitions apply to development applications submitted on or after 1 June 2023, and One Marina Gardens is drawn to them, so the sizes above are already on a fully current basis. This matters because the land underneath this project was secured at a genuine record: $1,402 psf per plot ratio, the highest bid ever recorded for the Marina South precinct, set against a neighbouring Marina View site that went for $1,379 psf ppr. That land cost is baked into the figures above; it isn’t a marketing number layered on top of an older, lower base.

Location & Connectivity

“How close is “close”? Mapping the commute, the gardens, and the CBD skyline”

One Marina Gardens sits within the 45-hectare Marina South precinct, the area URA has earmarked as Singapore’s next iconic waterfront downtown, wedged directly between the Central Business District and Gardens by the Bay. It’s a genuinely unusual position: most “near the CBD” addresses mean a 10-minute drive past several other buildings to get there. Here, Gardens by the Bay is your immediate neighbour, and the CBD skyline is the view from your balcony.

The honest answer to “is it really well-connected” is: it will be, and the connection is being built directly into this development, not a separate walk down a public road. One Marina Gardens is the only plot among the first Marina South launches with a covered linkway running straight from its first storey into the lift lobby of the upcoming Marina South MRT Station (TE21). That station, and the network around it, is under construction now. So the question isn’t “is it connected today”, it’s “what does day-one connectivity look like once TE21 opens, and is that worth being an early mover for.”

As a gazetted car-lite precinct, Marina South is built around walking, cycling and transit. The Marina Coastal Expressway handles the driving side for residents who prefer it, but the entire design intent here is that you mostly won’t need to.

The Marina South Transformation: what’s actually being built around you

Marina South isn’t a “future plans” precinct in the vague sense, it’s a precinct under active construction with a specific URA design language already published. The headline piece is an 800m underground pedestrian link connecting Gardens by the Bay MRT Station to Marina South MRT Station, lined with boutique retail and dining, described in URA’s own materials as a “vibrant underground city” that gives residents barrier-free, all-weather movement between the two stations and everything along the way.

Above ground, an entirely new neighbourhood street and pedestrian mall is planned to anchor the precinct’s retail and dining identity, the kind of corridor some have informally compared to a “second Orchard Road” for the area, designed to attract upscale commercial and F&B tenants. Threaded through the developments fronting this mall will be a network of public courtyards and plazas, conceived as green community living rooms with Outdoor Refreshment Areas, art installations and seating, not leftover space, but designed gathering points.

Finally, an Elevated Landscaped Bridge at second-storey level will link Gardens by the Bay directly to Marina South Coastal Park, threading through multiple developments along Marina Grove to create a sheltered, car-free route between green space and the waterfront. Taken together, this is URA’s “10-Minute Neighbourhood” framework in practice, the idea that shopping, dining, healthcare, childcare and green space should all sit within a 10-minute walk of where you live, and Marina South is one of the first precincts being built to that standard from scratch.

Nature & Parks: your literal next-door neighbour

Gardens by the Bay isn’t a “nearby attraction” for One Marina Gardens, it’s the site boundary. The architecture itself is conceived as a continuous extension of the gardens, with sky terraces and sky gardens at multiple levels designed to carry that greenery upward into the towers, giving the development what the design team describes as a “sense of living on a tree top”.

Beyond the gardens themselves, residents are within reach of Marina Barrage, more than a reservoir, it’s a flood-control and water-sustainability landmark with a genuinely scenic waterfront venue for outdoor recreation and panoramic skyline views, and Marina Coastal Park, which the planned Elevated Landscaped Bridge will connect to directly from the second storey.

For sea-facing units, the outlook is the open Singapore Strait, with sightlines extending to Sentosa and the Southern Islands on both lower and upper floors, plus the everyday texture of container ships and yachts moored at Marina South Pier. A number of upper-floor stacks also open onto views across East Coast and the Kallang Basin.

Shopping, Dining & Daily Conveniences

At the development’s own doorstep, Level 1 includes 3 retail shops and 1 restaurant, fronting directly onto the new neighbourhood pedestrian mall, so “popping downstairs for something” is a real option here, not just a brochure phrase.

The wider precinct is also home to the Singapore Sports Hub for major events and concerts, and the Marina Bay Street Circuit, host to the Formula 1 Singapore Grand Prix’s night race, which transforms the entire bay into a festival once a year.

Schools & Childcare

One Marina Gardens includes its own Childcare Centre (234.38 sqm) at Level 1, with a dedicated Childcare Centre Playground on the Level 2 landscape deck, genuinely useful if you’re juggling drop-offs.

Beyond the development, PSB Academy is roughly a 7–10 minute drive away, and Radin Mas Primary School is referenced as a local primary school serving the wider district. We’ll be upfront: detailed school distances for this precinct weren’t itemised, which is unusual for a Singapore launch, because Marina South is still establishing its residential identity from scratch rather than slotting into an existing school catchment. If schools are a major factor in your decision, this is exactly the kind of thing worth asking us directly, we can pull together a proper distance comparison for the schools that matter to your family.

One honest framing point: government infrastructure timelines (MRT openings especially) are set by LTA and URA, not by the developer. The covered linkway and underground connections are designed into this project from day one, but for the latest official opening dates, it’s worth checking LTA’s most recent public announcements directly.

Views & Unit Orientations

The 33° angle, and why it matters for what’s outside your window

One Marina Gardens is arranged as two towers (a 44-storey Block 5 and a 30-storey Block 3) sitting on the site at roughly a 33° angle from grid north, with a landscaped pool deck running between them at second storey. That angle isn’t arbitrary: it’s what lets both blocks open up toward Gardens by the Bay and the sea simultaneously, rather than one block shadowing the other’s view.

Because Gardens by the Bay is a permanent national garden and the open sea is, well, the sea, the two headline view categories here have a structural permanence that a lot of “garden view” or “sea view” units in denser parts of Singapore simply can’t claim. The honest caveat (and we’d rather you hear it from us than be surprised later) is what sits in between: Marina South itself is still being built out, so lower-floor units on view-facing stacks could, in principle, eventually look onto new low-rise developments along the neighbourhood street rather than straight through to the gardens or sea. Higher floors are essentially immune to this. We go into this properly below.

Gardens by the Bay & Marina Bay Sands views

Units on the Gardens-facing side look directly onto the Supertree Grove and surrounding parkland on both lower and upper floors; this is the view that doesn’t go anywhere, because Gardens by the Bay is a permanent national garden. On upper floors, the same outlook extends past the gardens to take in Marina Bay Sands and the CBD skyline beyond, so the higher you go on this side, the more “skyline” gets layered on top of the “garden”.

Sea views: Singapore Strait, Sentosa & the Southern Islands

Units on the seaward side face the open Singapore Strait, with sightlines toward Sentosa and the Southern Islands on both lower and upper floors. Higher up, this widens into a genuine panorama, the kind where you can watch container ships queue offshore and yachts come and go from Marina South Pier. This is one of the rarer “open sea, not blocked by another building” outlooks available in District 1.

East Coast & Kallang views (upper floors only)

A number of stacks open up (on upper floors only) to views across East Coast and the Kallang river basin, toward the Kallang Basin and the eastern coastline. If this is the outlook you’re after, floor level matters more here than for the Gardens or sea-facing sides, so it’s worth confirming the cut-off floor for your specific stack.

Pool & facilities-facing units: the quieter option

A number of stacks in both blocks face inward onto the second-storey landscape deck, the 50m lap pool, kids’ pool, family pool, grand lawn and clubhouse. If a skyline or sea view isn’t the deciding factor for you, these units trade that for a greener, more private, generally quieter outlook over your own development’s grounds rather than the world beyond it.

Fireworks & the night skyline

Units with a CBD-facing aspect on higher floors are positioned to catch the annual National Day and New Year’s Eve fireworks displays over the Marina Bay skyline, on top of the everyday city-light view at night. It’s a small thing until the first time it happens from your own balcony.

The honest caveat on permanence: Gardens by the Bay and the sea aren’t moving, but Marina South itself is an active construction zone, and some lower-floor, view-facing stacks could eventually face new low-rise developments along the neighbourhood street rather than a clear sightline. Higher floors are largely unaffected. If a specific view is the reason you’re considering a particular unit, this is worth confirming against the current URA Masterplan zoning for that exact stack before you commit, and we’re happy to walk through that with you.

Unit Types & Floor Plans

“What are the real differences between the unit types, in plain language?”

One Marina Gardens offers 937 units across two towers, from 1-Bedroom through to a 4-Bedroom Premium. There’s more variety here than the four-category headline suggests, particularly in the 2-Bedroom range, where “2BR”, “2BR + Study” and “2BR + Household Shelter” are three genuinely different propositions, not just size variations.

Unit Type GroupNo. of UnitsSize Range% of Total
1 Bedroom240420–452 sqft25.6%
2 Bedroom (incl. + Study, + Household Shelter)418646–732 sqft44.6%
3 Bedroom (incl. Dual Key, Premium)239904–1238 sqft25.5%
4 Bedroom Premium401647 sqft4.3%
The single most common point of confusion (read this first: “2BR + HS” stands for “2 Bedroom + Household Shelter“) a small, mandatory reinforced bomb-shelter room with its own door, required by Singapore Civil Defence regulations. It is not a study, a third bedroom, or extra living space. It’s a fixed structural feature you can use for storage, but it won’t show up as a flexible room in how you’d actually live. If you’re comparing a “2BR + Study” (2BRS1 / 2BR3) against a “2BR + HS” type expecting similar flexibility, you’re not comparing like with like, and we’d rather flag that now than have you discover it at the showflat.

1 Bedroom (420–452 sqft): 8 types, 240 units

Every 1-Bedroom type is 1 Bedroom, 1 Bathroom, with the master bathroom accessible directly from both the living area and the master bedroom, a hackable wall between living and master bedroom for future reconfiguration, and a master bedroom sized to fit a king bed in every variant.

All 240 units across these 8 types have sold, including the single 1BR5 unit at #02-27. If a 1-Bedroom layout would have suited you, the next-closest comparable in terms of footprint and configuration logic is the standard 2-Bedroom range below.

2 Bedroom (646–667 sqft): 6 types, 179 units

All standard 2-Bedroom types are 2 Bedroom, 2 Bathroom, built on a dumbbell layout (bedrooms at opposite ends of the unit, living and kitchen in the centre) with the single exception of 2BR4, which uses a traditional layout instead. In the dumbbell types, both bedrooms are en-suite with direct bathroom access; the common bedroom typically fits a queen bed, the master a king.

If privacy between the two bedrooms matters to you (say, a home office in one and a sleeping child in the other) 2BR4’s traditional layout is worth a closer look precisely because it’s the odd one out in this group. 2BR5 follows the same pattern as 1BR5: a single ground-floor PES unit (#02-26) sitting directly beneath the 2BR2 stack, with the same dumbbell logic but an enclosed kitchen and a private patio.

2 Bedroom + Study (678 sqft): 1 type, 41 units

2BRS1 is 2 Bedroom, 2 Bathroom, plus an open study area off the living/dining zone; this is a genuinely flexible third space, not an enclosed room, and can be configured as a home office, guest nook, or reading corner depending on how you live.

2BRS1 compared against a standard 2-Bedroom of similar size

At 678 sqft, 2BRS1 sits between the standard 2-Bedroom range and the 2-Bedroom Household Shelter range. The extra area over a standard 2-Bedroom goes into the study zone rather than into a shelter, which is the practical difference between this band and the HS band above it.

2 Bedroom + Household Shelter (689–732 sqft): 6 types, 198 units

This is the largest single group in the development at 198 units, and the one where the naming convention causes the most confusion. As covered above, “HS” means Household Shelter, a mandatory reinforced room, not a study. All six HS types remain 2 Bedroom, 2 Bathroom, the HS is simply integrated into the floor plan (in some types, within the kitchen area), which is why these units run slightly larger than the standard 2-Bedroom range.

If a genuinely large common bedroom is a priority (for a teenager, a long-term guest, or simply because you’d rather not feel like the second bedroom is an afterthought) 2BR HS6’s 10.8–11.0 sqm common bedroom is worth specifically asking about.

3 Bedroom (904–1012 sqft): 3 types, 99 units

All standard 3-Bedroom types are 3 Bedroom, 2 Bathroom, the master is en-suite, while the two common bedrooms share a second bathroom. Master bedrooms in this group fit a king bed, common bedrooms a queen.

3BR1, 3BR2 & 3BR3 compared
TypeSizeNotesLocation
3BR11012 sqft34 sqm living, 11.4 sqm master bedroom, two 8.6 sqm common bedrooms; 4.8 sqm master bath, separate common bathBlock 5, Stack 25, #03-25 to #44-25 (excl. #14, #34)

3BR2’s standout feature is its 15.7 sqm master bedroom (meaningfully larger than 3BR1 or 3BR3’s masters) at the cost of one of the two common bedrooms being noticeably smaller (4.2 sqm). If the master bedroom is where you’ll spend most of your time, 3BR2 is the one to look at; if you need three genuinely usable bedrooms for children or guests, 3BR1 or 3BR3 balance the space more evenly.

3 Bedroom Dual Key (969 sqft): 1 type, 29 units

What “Dual Key” actually means in practice

3BR DK (969 sqft / 90 sqm, #02-11 to #30-11, Pool Facing + Gardens by the Bay facing, Total 29 units) is structured as a 2-Bedroom main unit paired with a separately-accessible studio under one strata title, not a 50/50 split, but a larger primary residence with a self-contained secondary suite attached. The main portion has its own foyer, a 29.4 sqm living/dining/kitchen area, a master bedroom (13.4 sqm) with a 5.1 sqm en-suite master bath, a second bedroom (8.6 sqm), and a shared 4.8 sqm Bath 2. The studio portion has its own entrance, an 8.6 sqm bedroom, its own 16.5 sqm kitchen, its own 3.5 sqm bathroom (Bath 3), and its own 8.2 sqm balcony, both portions also each get a balcony (8.2 sqm each).

In practice: 3 bedrooms and 3 bathrooms total, split as 2 bedrooms + 2 bathrooms in the main unit and 1 bedroom + 1 bathroom + its own kitchen in the studio. This means you can house ageing parents or rent out the studio with genuine independence (separate entrance, separate kitchen, separate bathroom) while keeping a full 2-bedroom home for yourself in the main portion.

3 Bedroom Premium (1066–1238 sqft): 3 types, 111 units

All three Premium types are 3 Bedroom, 3 Bathroom, one bathroom more than the standard 3-Bedroom range above, which is one of the more meaningful (and easy to miss) differences the “Premium” label is doing real work to describe. The configuration is: master bedroom en-suite, two common bedrooms sharing “Bath 2”, and a third bathroom (a separate WC) positioned with direct access from the wet kitchen and household shelter area. All three share the same overall logic beyond that: wide-frontage living, dining and dry/wet kitchen opening onto a wide-frontage balcony, a household shelter sized for a single bed (usable as a helper’s room), and a master bedroom with dual-frontage views and walk-in wardrobe provision. The differences between the three are sharper than the “Premium” label alone might suggest.

3BRP1 vs 3BRP2 vs 3BRP3: the dry kitchen question
TypeSizeNotesLocation
3BRP11173 sqft38.8 sqm living, two 8.7 sqm common bedrooms, 18.8 sqm master bedroom; 5.0 sqm master bath, 4.3 sqm Bath 2 (shared by the two common bedrooms), plus a separate WC near the 3.9 sqm household shelter for the third bathroom. Does not include a dry kitchen (but compensates with a longer foyer than 3BRP2Block 3, Stack 05, #02-05 to #30-05) External CBD / MBS facing, Total 29
3BRP2 / 3BRP2 PES1238 sqft40.9 sqm living, two 9.3 sqm common bedrooms, 20.2 sqm master bedroom; 5.0 sqm master bath, Bath 2 split 1.6+4.0 sqm, 11.3 sqm wet/dry kitchen with yard, 8 sqm balcony, the wet kitchen has direct access to the WC (third bathroom) and household shelter. The only one with a dedicated dry kitchen and a walk-in closet in the master bedroom, and the largest living/balcony width of the three. PES (ground-floor private patio) variant available at #02-17Block 5, Stack 17, #03-17 to #44-17 (excl. #14, #34), views toward Marina Bay, Business District & the sea, Total 41
3BRP31066 sqft38.8 sqm living, two 8.6 sqm common bedrooms, 13.7 sqm master bedroom; 5.5 sqm master bath, 4.9 sqm Bath 2, plus the wet kitchen’s direct WC access as the third bathroom. Shorter living/balcony than 3BRP2 and a smaller wet kitchen (3BRP2 has a yard in the kitchen that 3BRP3 doesn’tBlock 5, Stack 24, #03-24 to #44-24 (excl. #14, #34)) GBTB facing, Total 41

The short version: if a dry kitchen and walk-in closet matter to you, 3BRP2 is the only one of the three that has them, and it’s also the largest at 1238 sqft. 3BRP1 gives up the dry kitchen for a longer foyer; 3BRP3 is the most compact of the three but still carries the full Premium layout logic (wide frontage, dual-aspect master, helper’s room, and the same 3-bathroom configuration across all three).

4 Bedroom Premium (1647 sqft): 1 type, 40 units

4BRP: the only 3-bathroom, 4-bedroom configuration

4BRP (1647 sqft, Block 5 Stack 19, #03-19 to #44-19 excl. #14/#34) is the largest unit type in the development and the only one with 3 bathrooms for 4 bedrooms, worth flagging because the natural assumption for a 4-bedder is often “4 bedrooms, 2 bathrooms, with two common bedroom sharing a “jack-and jill” bathroom, and that’s not quite the configuration here.

The breakdown: a 19.3 sqm master bedroom with its own 5.4 sqm master bathroom and a dual-frontage view toward Marina Bay and National Stadium; a 14.9 sqm junior master bedroom with its own attached 3.4 sqm bathroom, so this bedroom is also en-suite; and two further bedrooms (10.0 sqm and 14.4 sqm) sharing a third 4.3 sqm bathroom. The 54.9 sqm wide-frontage living/dining area opens onto a 9.4 sqm balcony, and the wet/dry kitchen (10.3 sqm) has direct access to a yard, WC (4.7 sqm) and a household shelter sized for a single bed.

In short: two of the four bedrooms are en-suite (master and junior master), and the remaining two share the third bathroom, which is a genuinely strong ratio for a 4-bedroom unit, and one of the more compelling arguments for this type if multi-generational living or hosting guests regularly is part of your plan.

Unlike some developments where finishes vary by tower or tier, One Marina Gardens runs a single consistent brand specification across the entire development, SMEG for kitchen appliances, KOHLER for bathroom and kitchen fittings, Englefield for kitchen sinks, and Cosentino quartz for every countertop. What changes from type to type isn’t the brand, but the model and capability, scaled sensibly to the size of the unit.

The practical read: 1-Bedroom, every 2-Bedroom variant (standard, +Study, +HS), and the 3-Bedroom Dual Key all share the same “entry” package, induction-only, traditional-knob oven, 60cm fridge. Step up to standard 3-Bedroom or any 3-Bedroom Premium and you gain a digital-panel oven, both gas and induction hobs, and a larger 70cm fridge. The 4-Bedroom Premium is the only type with a 90cm side-by-side fridge alongside the gas+induction combo, genuinely useful if you’re feeding a larger household.

One detail worth knowing before the showflat: the overhead shower (rain shower) is specified for the master bathroom only, common/secondary bathrooms get the shower mixer set but not the overhead unit. If you were picturing a rain shower in every bathroom, this is the kind of thing better to know now than to discover during handover inspection.

Facilities

“What facilities are there, and where do they actually sit in the building?”

One Marina Gardens spreads its facilities across four distinct levels, a ground-floor arrival, a shared landscape deck between the two towers, and then dedicated sky terraces and sky gardens climbing up Block 5 at three separate heights, plus a sky garden atop Block 3. The result is that “facilities” here isn’t one big list at one level, it’s a vertical sequence, and which ones are a short lift ride away depends partly on which tower you’re in.

Level 1: Ground Floor & Arrival

Drop-off, Water Feature, Pocket Garden, Guard House, Side Gates, Service Driveway, Outdoor Genset, Fireman Gate, Vent Shaft, and the RTS (Marina South MRT) Vent Shaft & Entrance. Also at Level 1: the Management Office, 3 Shops, 1 Restaurant, a public Bus Shelter, and a public Taxi Stand, plus the development’s own Childcare Centre (234.38 sqm). Basement 2 houses the Loading Bay, Substation and Bin Centre.

Level 2: The Landscape Deck (E-Deck), shared by both towers

This is the main event: the 50m Pool, Kids Pool, Family Pool, Poolside Pavilion, Pool Deck, Pool Deck with Cabanas, Grand Lawn, Spa Seat, Cascading Waterfalls, Water Feature, Playground, Family Deck and Party Deck. The Clubhouse on this level includes an Outdoor Deck plus Function Rooms 1, 2 and 3, a Kid’s Room and a Games Room. Rounding out the deck: a Changing Room/Sauna, Meditation Lawn, and the Childcare Centre Playground.

Access: residents reach Level 2 via residential lifts and pedestrian routes from either tower’s first-storey lift lobby, this deck connects both Block 3 and Block 5 residential cores, so it functions as shared ground for the whole development.

Block 3, Level 31 (Rooftop): Sky Garden

Function Room 1 (42.09 sqm), Function Room 2 (42.59 sqm), Dining Lounge, Viewing Deck and Sky Viewing Pod; sitting atop the 30-storey Block 3, this is the smaller tower’s dedicated rooftop facility level, with panoramic views from the top of the shorter block.

Block 5, Level 14: Sky Terrace

Roughly a third of the way up the 44-storey tower: Reading Corner, Reading Lounge, Sky Lounge, Relaxation Lounge, Relaxation Daybed, Family Lounge, Sky Cabana, Hammock Alcove, Sky Dining/Grill, Social Pod and Dryscape Garden, a deliberately quieter, relaxation-focused set of spaces.

Block 5, Level 34: Sky Terrace

Three-quarters of the way up Block 5: Sky Dining Lounge/Grill, Outdoor Gym, Play Lawn, Yoga Terrace, Games Corner, Sky Living Lounge, Foot Reflexology, Pocket Garden, Meeting Lounge, Dryscape Garden and Chess Garden, a more active, social tier with elevated views over the precinct.

Block 5, Level 45 (Rooftop): Sky Garden

The highest facility level in the entire development: Sky Gym (74.72 sqm), Sky Lounge (74.72 sqm), Social Terrace and Viewing Deck; at Level 45, this is where you get the genuinely panoramic sweep across Marina Bay, Gardens by the Bay and the CBD that the marketing renders promise.

Building Heights, Massing & Facility Dimensions

Block 5 (44 storeys, residential) rises to approximately 163m SHD (Storey Height Datum); Block 3 (30 storeys, residential) rises to approximately 113.15m SHD. Both towers sit on a podium incorporating the second-storey landscape deck, with massing carved out at intervals to create the sky terraces and sky gardens described above, what the design team calls a “sense of living on a tree top”, with overhangs and linear elements characteristic of high-rise tropical architecture. Approximate floor-to-floor clearances at key facility levels: Block 5 Level 14 (Sky Terrace) ~8000mm, Block 5 Level 34 (Sky Terrace) ~8000mm, Block 5 Level 45 (Sky Garden) ~5000mm.

It’s exactly the kind of small print worth confirming before you budget your monthly outgoings.

The Developer

“Who’s actually building this, and what’s their track record?”

One Marina Gardens is developed by Kingsford Marina Development Pte Ltd, a joint venture led by Kingsford Development Pte Ltd (鑫丰地产), positioned by the company itself as “A Trusted Builder On Solid Foundation”. Established in Singapore in 2011, with a stated 25-year history in real estate dating back to the group’s 2000 founding, Kingsford’s operations span China, Australia and Singapore.

Awards & quality recognition: does this actually matter?

Normanton Park was assessed at CONQUAS Band 1 in 2024. CONQUAS is the Building and Construction Authority’s national benchmark for construction workmanship, in place since 1989, and Band 1 is its top grade. It measures the finished building rather than the marketing, which makes it one of the few quality signals a buyer can check against a government register rather than take on trust. A Band 1 result on an 1,862-unit project speaks directly to how a developer executes at volume, and that is the relevant question for a 937-unit development. One Marina Gardens is itself recorded as under assessment, which is the normal position for a project still in construction.

Kingsford Development was also conferred the Singapore Prestige Brand Award, Global Brands, in 2019. At the 2021 PropertyGuru Asia Property Awards (Singapore), Normanton Park, at 1,862 units a genuinely mega-scale project, received both Best Mega-Scale Condo Development and Best Mega-Scale Condo Landscape Architectural Design.

Investment Context

Is this good value, and what should you know before deciding?

The figures below are reference points for your own assessment, not a recommendation or financial advice. We’re not going to tell you what to do with your money; we’d rather give you the numbers so you can stress-test them yourself.

CCR classification at a record land cost: what does that actually mean for pricing?

One Marina Gardens sits in District 01, Core Central Region. The Marina Gardens Lane site was the first Government Land Sale (GLS) parcel in the Marina South precinct, and Kingsford’s winning bid of $1,402 psf per plot ratio was a record for the area at the time, for comparison, the neighbouring Marina View GLS site was won separately by IOI Properties at $1,379 psf ppr. That land cost is the foundation of current pricing here.

Despite the CCR classification, pricing here sits closer to typical RCR/OCR new-launch levels than to established CCR pricing nearer the bay, reflecting Marina South’s status as an unproven, first-mover precinct rather than an already-established address.

Who’s actually buying: the domestic demand profile

Singapore’s resident population crossed 6 million in June 2024, with average household size at approximately 3.11 persons. Rising household incomes alongside a growing number of single-person and divorced households are both structural tailwinds for smaller-format housing demand. Current unsold private residential stock, at recent absorption rates, would take an estimated 2.3 years to clear, a relatively tight figure by historical standards.

Rental considerations

The broader tenant-pool argument for this precinct rests on Marina South’s position within a “15-minute city” framework, proximity to the CBD and Marina Bay Financial Centre being the structural driver of rental demand, not just the view.

Exit strategy: who would buy this from you later?

The resale exit pool is likely to draw from CBD professionals, RCR upgraders, and buyers across a wide range of ages and nationalities, tied to continued CBD population growth and the ongoing Marina Bay 2.0 transformation. We’ll say the obvious thing here: as with any property investment, future resale value depends on broader market conditions at the time of sale, and cannot be guaranteed by us, the developer, or anyone else. What we can say is that a genuinely first-mover position in a precinct URA has committed to transforming is a different risk profile than buying into an already-mature area at already-mature prices, whether that trade-off suits you is the real question.

Frequently Asked Questions

Detailed answers to the questions buyers ask most often

Is One Marina Gardens in CCR, does that mean higher ABSD or other costs?

Yes, District 01 falls within the CCR. But ABSD, Buyer’s Stamp Duty (BSD), Loan-to-Value (LTV) limits and TDSR are determined nationally by buyer profile, citizenship/residency status and number of existing properties, not by which region a property sits in. The same rates that would apply to any other private residential purchase in Singapore apply here; CCR location doesn’t itself trigger an additional duty layer. We can run the exact figures for your specific situation.

Is “2BR + Household Shelter” the same as a study?

No, and this is genuinely the most common point of confusion for this development. “HS” stands for Household Shelter: a small reinforced room with its own blast-resistant door, mandated by Singapore’s Civil Defence regulations in all new residential units of a certain size. It’s a fixed structural feature, not a flexible study or third bedroom, though it can be used for storage. 2BR HS units remain 2 Bedroom, 2 Bathroom; the “HS” simply means the household shelter is built into the layout (sometimes within the kitchen area), which is also why these units run slightly larger (689–732 sqft) than the standard 2-Bedroom range (646–667 sqft).

Are all the bedrooms en-suite?

It depends on the type, this isn’t uniform across the development. 1-Bedroom types: 1 bathroom (naturally). All standard 2-Bedroom, 2-Bedroom+Study and 2-Bedroom+HS types: 2 bathrooms for 2 bedrooms, so both can be en-suite. Standard 3-Bedroom (3BR1/2/3): 2 bathrooms for 3 bedrooms, master en-suite, two common bedrooms share Bath 2. All 3-Bedroom Premium (3BRP1/2/3): 3 bathrooms for 3 bedrooms, master en-suite, two common bedrooms share Bath 2, plus a third bathroom (WC) accessed via the wet kitchen. The 3-Bedroom Dual Key has 3 bathrooms across its 3 bedrooms, split 2-and-1 between the main unit and the studio. The 4-Bedroom Premium has 3 bathrooms for 4 bedrooms, master and junior master are each en-suite, while bedrooms 3 and 4 share the third bathroom.

What’s the real difference between 3BRP1 and 3BRP2, they’re both “Premium”?

3BRP2 (1238 sqft) is the largest of the three and the only one with a dedicated dry kitchen and a walk-in closet in the master bedroom, it also has the largest living/balcony width in the group. 3BRP1 (1173 sqft) skips the dry kitchen but has a longer foyer instead. 3BRP3 (1066 sqft) is the most compact of the three, with a shorter living/balcony width and a smaller wet kitchen than 3BRP2. All three share the same 3 Bedroom, 3 Bathroom configuration (master en-suite, common bedrooms share Bath 2, plus a third WC accessed via the wet kitchen) with a single-bed household shelter.

What exactly is a “3 Bedroom Dual Key” unit, and how does it work day-to-day?

At One Marina Gardens, the 969 sqft / 90 sqm 3BR DK (#02-11 to #30-11, Total 29 units, Pool Facing + GBTB facing) is a 2-Bedroom + Study main unit (29.4 sqm living/dining/kitchen, 13.4 sqm master bedroom with 5.1 sqm en-suite bath, 8.6 sqm second bedroom, and a 4.8 sqm shared Bath 2) paired with a separately-accessible studio, its own entrance, its own 8.6 sqm bedroom, its own 16.5 sqm kitchen, and its own 3.5 sqm bathroom. Both portions also get their own 8.2 sqm balcony. That’s 3 bedrooms and 3 bathrooms total, genuinely independent: a tenant or elderly parent in the studio has their own front door, kitchen and bathroom, with no need to pass through the main unit. Commonly used for multi-generational households or to rent out the studio while occupying the main unit.

Will the sea view or Gardens by the Bay view be permanent, given how much development is planned for Marina South?

Fair question, given the scale of planned development in the precinct. Gardens by the Bay itself is a permanent national garden, not slated for redevelopment, so views toward it are expected to remain. Sea views toward the Singapore Strait depend on the specific stack, block and floor: lower floors on view-facing stacks could in principle be affected by future low-rise developments along the neighbourhood street, while higher floors are less likely to be affected. We’d recommend discussing the specific stack you’re considering, we can look at how it relates to surrounding GLS sites and current URA Masterplan zoning.

Is Marina South MRT definitely going to open, and when?

Marina South MRT Station (TE21) is part of the Thomson-East Coast Line, which LTA is opening progressively in stages; at the time of this project’s launch materials, the Marina South and Gardens by the Bay stations on this line were still under construction. One Marina Gardens’ covered linkway connection to the station has been designed into the development from the outset. For the latest official opening timeline, we’d recommend checking LTA’s most recent announcements directly, that’s set by the transport authority, not the developer.

How does the progressive payment scheme work for a new launch like this?

Under the standard new-sale progressive payment scheme, as opposed to resale, where the full balance is typically due faster, payments are staged according to construction milestones: from the booking fee and initial down payment, through progress payments at foundation, structural and finishing stages, to a final payment on TOP/legal completion. This spreads the cash outlay over the construction period (here, through to the 30 April 2029 vacant possession date), and mortgage interest is typically charged progressively too, rather than on the full loan amount from day one. We’re happy to walk through the specific schedule and how it interacts with LTV limits for your situation.

What’s actually included in the maintenance fee, and could it increase?

The maintenance fee (set by share value, as shown in the Technical Specifications section above) covers upkeep of all shared facilities, pools, gym, sky terraces, landscaping, lifts, security, and common-area cleaning and utilities, managed by the MCST once formed. As with any condominium, fees can be revised by the MCST over time based on actual running costs once the development is operational; the figures shown reflect the most recent revision (20 March 2025) ahead of completion.
